ARI enters its October 30 earnings event with a very different profile than a week ago. Short interest has jumped nearly 45% in five days, borrow costs have nearly doubled over the past month, and the company is simultaneously winding down its operations and preparing a second liquidating distribution. The story this week is the collision between a building short position and the mechanics of a liquidation.
The short-side move is the most striking data point in the snapshot. Short interest climbed to 5.5% of the free float as of October 15, up from roughly 3.8% at the start of last week. That 45% weekly increase is not a rounding error. Cost to borrow has risen 90% over the past month to around 1.02%, still modest in absolute terms, but the direction of travel matters here: when short sellers face a payment-in-lieu obligation on a liquidating distribution, the economics of the trade get more complicated. The prior ORTEX note, published October 12, estimated the combined payment-in-lieu liability on 6.9 million shorted shares at roughly $28 million for the $4.10 distribution payable October 29. Short interest has grown further since that note. Availability remains loose at 223%, meaning shares are still readily available to borrow, so the build reflects deliberate positioning rather than a squeeze dynamic. The ORTEX short score has moved from 43 on October 2 to 55 on October 15, a steady climb that puts it into elevated territory.
Options positioning offers no particular signal here. The put/call ratio is 0.05, essentially unchanged from its 20-day average and near the floor of a very narrow recent range. Option traders are neither hedging nor speculating in any unusual way relative to recent weeks. That makes the shorts the dominant positioning story.
The Street picture is complicated by stale data. The most recent analyst action on record is a BTIG downgrade to Neutral in June 2026, ending a prior Buy rating, and the consensus mean price target is $8.00, versus a current price of $6.38. Given the company is in an active wind-down process, those targets and that consensus likely reflect a different stage of the business. The June special distribution of $3.50 and the October $4.10 initial liquidating distribution together represent a substantial return of capital. The analyst bull and bear cases in the data were written before the wind-down was announced, so they carry limited current relevance.
The ownership register adds texture. Newtyn Management, a relatively concentrated hedge fund, reported holding 8% of shares as of late July. Millennium Management, which crossed the 5% disclosure threshold in a 13G filed in July, holds 5.3%. BlackRock's 13G/A filed in August shows its stake falling sharply from 8.9% to 0.4%. That kind of institutional rotation, a passive giant reducing and hedge funds holding, fits the profile of a stock in transition from index-eligible REIT to liquidating vehicle. Vanguard Portfolio Management's most recent 13G/A shows its stake dropping from 5.78% to 4.69%. All 13D/G positions are as last disclosed and holders can fall below 5% without a further filing.
ORTEX's Index Rebalance Radar now puts the probability of ARI joining the Russell 2000 at 25%, down from 76% at the time of the October 12 note. The rank date is October 30, with a potential announcement on November 13 and trade date December 11. Associated tracker buying, if it materialises, is estimated at $91 million, equivalent to 3.9 days of normal volume. Given the wind-down context and the stock trading at $6.38, the mechanics of what qualifies for index inclusion will be worth watching as the rank date arrives.
The next event worth monitoring is the October 29 payment date for the $4.10 distribution, followed immediately by the October 30 earnings release. How short sellers manage the payment-in-lieu cost on the distribution, and whether further capital return announcements accompany the earnings release, will determine whether the current short build extends or reverses.
